Close to everything that matters, the AAA23 building is just a minute´s walk from the Parque metro station, less than 15 minutes from Chiado - lisbon´s largest street shopping point, loaded with history and a strong intellectual and artistic component - and also the emblematic Rossio Square and lisbon´s dynamic riverside area.
In less than five minutes walk you will also find the warehouses El Corte Inglés - which have a selection of luxury brands, restaurants, supermarkets, cinema and a wide variety of commerce - or in less than 15 minutes you can access the Marquis of Pombal - lisbon´s emblematic and historic business center.

With 6 floors, the AAA23 offers 42 apartments of typologies ranging from the T1 to the T4 duplex. In the main façade, a detailed logic of cleaning and consolidation of the decorative elements was used using the original materials, thus preserving its elegant and imposing style, characteristic of the time when it was built.

The windows were reinforced with double glazing, also replacing the old frames with new matt lacquered that perpetuate the intention of the previous through color and design, allowing better acoustic insulation and energy efficiency, providing maximum comfort. Inside, the decorative elements were maintained, the stone and wood remain as the main materials, allowing to create a harmonious relationship between the historical and contemporary elements.

The materials have been carefully chosen so that the unique and original character of the building remains. The "Portuguese Suave", a style prevalent in Portugal in the 1940s and 1950s. XX, its main figure is the architect Pardal Monteiro, who signed major public works such as the Instituto Superior Técnico or the University of Lisbon, as well as private ones of which are the Ritz Hotel or Tivoli.
